Disclaimer

Colorado Freedom Map helps narrow county-level research. It does not replace parcel verification, county review, legal guidance, or local professional advice.

Not Legal Advice

Colorado Freedom Map is an educational and discovery tool. It does not provide legal, zoning, building, real estate, tax, engineering, septic, water, or financial advice.

Not Parcel-Level Approval

A county profile, ranking, Freedom Score, or comparison page does not mean a specific parcel can legally support a tiny home, RV, container home, ADU, off-grid dwelling, or any other use.

County Rules Can Change

County codes, land-use rules, building requirements, enforcement practices, water rules, septic standards, and permitting processes can change. Always confirm current rules before acting.

Local Layers Matter

Municipal boundaries, zoning districts, subdivision covenants, HOA or POA rules, road access, fire access, floodplain, wildfire, water rights, well permits, and OWTS/septic feasibility can control whether a project works.

Freedom Score Is A Discovery Metric

Freedom Score is a county-level comparison score. It is useful for building a research shortlist, but it is not a legal conclusion, guarantee, recommendation to buy land, or prediction that a permit will be approved.

Verify Before Buying Or Building

Before buying land, moving an RV, building a home, placing a tiny home, installing utilities, drilling a well, adding septic, or starting construction, verify the parcel with county planning, zoning, building, environmental health, water, road, fire, title, and local professionals.

Recommended Verification Path

  • Confirm whether the parcel is inside a municipality or unincorporated county.
  • Confirm zoning district, allowed uses, minimum dwelling standards, and permit path.
  • Confirm whether RV occupancy, camping, construction occupancy, or temporary use is allowed.
  • Confirm water source, well eligibility, hauled water rules, cistern rules, and water rights.
  • Confirm OWTS/septic feasibility, soils, setbacks, sanitation rules, and environmental health review.
  • Confirm legal access, road maintenance, winter access, fire access, and addressing.
  • Review title, subdivision covenants, HOA/POA rules, easements, and utility access.
